The fee
$50 per adult applicant. When the fee is charged, and any refund, is being finalized; ask the leasing office. This website never asks for a card number. If you already have a recent tenant screening report, ask the leasing office whether it can be used. For leases entered into on or after January 1, 2027, Illinois caps application fees, including background checks, at $50 (765 ILCS 705/35).
Timing
After the fee is recorded, we will tell you when to expect credit and eviction-history results. Some steps, such as inspections required by a housing program, follow that program's timeline.
Source of income
We accept Housing Choice Vouchers and other rental assistance at all of our properties.
Fair housing
Decisions follow the federal Fair Housing Act and the Illinois Human Rights Act, plus the Cook County Human Rights Ordinance for our Oak Forest property. An assistance animal is requested as a reasonable accommodation, not as a pet. This page explains our process and is not legal advice.
