Questions

Quick answers about renting with us.

Fees, screening, vouchers, deposits, repairs, and tours. Where a rule applies only in Cook County, the answer says so.

Where does Koser Group Holdings operate?

We lease rental properties in Oak Forest, Monee, Kankakee, and Ottawa, Illinois. Each town has its own page with the property and what is nearby.

How do I apply for a rental?

Open the rental, choose Start application, and complete the form. You will name the household, the income, the pets, and whether you will use a Housing Choice Voucher. We do not ask for a Social Security number or a card number on this site, so please do not type them. The leasing office records a $50 fee per adult applicant, due before any screening report is ordered.

What is the application fee, and when is it charged?

$50 per application. It covers the cost of a credit and eviction-history review once you have consented. When the fee is charged, and any refund, is being finalized; ask the leasing office. If you already have a recent tenant screening report, ask the leasing office whether it can be used. For leases entered into on or after January 1, 2027, Illinois caps application fees, including background checks, at $50 (765 ILCS 705/35).

Can I use housing assistance to pay rent?

We accept Housing Choice Vouchers and other rental assistance at all of our properties.

How is criminal history handled in screening?

Our criminal-history screening policy is being finalized and is available on request. This page explains our process and is not legal advice.

What income do you look for?

The income guideline is being finalized and is available on request. Income is read with the rest of the file: credit context and rental history. We do not publish a single credit-score cutoff.

How do I submit a maintenance request?

Use the maintenance form. Choose the residence and unit, describe the problem, and say whether we may enter. For gas, fire, active flooding, or loss of heat in cold weather, call 911 if anyone is in danger, then use the contact form.

What if the heat or another essential service stops working?

Illinois law requires rental housing to be kept fit to live in, and local building and property-maintenance codes also apply. If your heat stops working in cold weather, treat it as an emergency: choose Emergency on the request and use the contact form. Do not delay a life-threatening emergency — call 911.

How are security deposits handled?

Illinois law sets the rules. Under the Security Deposit Return Act, if any part of a deposit is kept for damage, the landlord must send an itemized statement, with receipts or estimates, within 30 days after you move out. If no statement is sent, the full deposit must be returned within 45 days. For 16019 Latrobe in Oak Forest, the Cook County Residential Tenant Landlord Ordinance may add further requirements; where it applies, the lease includes the County's required summary.

Is there a pet fee?

Move-in payments are being finalized and are available on request. Assistance animals are a reasonable accommodation, not a pet, and are not charged a pet fee. Ask leasing before bringing any animal.

Do you manage buildings for other owners?

Selectively. Our own properties come first. If you own a house or small building near Oak Forest, Monee, Kankakee, or Ottawa and want help with leasing, screening, or maintenance, use the owner form and we will tell you honestly whether we are a fit.

Are the listings current?

Each property page shows the current asking rent. Which units are open changes, so contact the leasing office to confirm availability before you apply.

Can I tour a property before I apply?

Yes. Request a free tour from the property page or through the contact form. Occupied units need advance notice to the current resident, so the leasing office will confirm a time with you. Lockbox codes are never shared on the website.

Which lease terms do you offer?

Twelve months is standard. Ask the leasing office whether another term is available for the unit you want. The signed lease controls, not the application form.

Still have a question?

Call or write the leasing office. If a rule depends on the address, we will tell you which one applies.
